Getting a Greek tax number (AFM) and bank account from abroad

Passports and euro banknotes lying on a map

In this guide

You cannot buy property in Greece without a Greek tax number (AFM). Non-residents can now get one without travelling, through a video call with the tax authority or through a representative. A Greek bank account is not strictly required, but it makes the purchase easier.

Last checked: October 2026

At a glance

  • An AFM is mandatory for anyone who holds assets in Greece, including property, according to the law firm Tsiricos.
  • It is usually issued in 1–5 working days; with a power of attorney, allow 5–10 days in total, according to an Athens notary.
  • Since 2024, appointing a tax representative is no longer compulsory, the same source says.
  • Most Greek banks require an in-person visit to open an account; some offer remote opening.

Three ways to get an AFM from abroad

According to Pachou Notary, non-residents can:

  1. Apply themselves through the tax authority’s myAADE platform, verifying their identity in a video call (myAADElive).
  2. Use a representative who already has AADE credentials, such as a lawyer, who submits the application digitally.
  3. Use a representative with a new power of attorney, who attends the tax office for non-residents in person.

Documents you need

  • A valid passport, or a national ID card for EU citizens.
  • Your tax number in your home country (for example a UK UTR or a US SSN/ITIN).
  • If you use a representative: a notarial power of attorney and the representative’s declaration of acceptance.

The power of attorney must authorise the representative both to obtain the AFM and to receive your online tax access code (Taxisnet), according to Pachou Notary. See power of attorney explained.

Do you need a tax representative?

Since 2024, appointing a tax representative is no longer legally compulsory, according to Pachou Notary, though many owners still use one to handle post and deadlines. Once you own property, you will receive your property tax (ENFIA) bill through your myAADE account.

Opening a Greek bank account

A bank account is “highly advised” but not strictly required, according to Tsiricos. Payments for the purchase are made by bank transfer, which also documents the source of funds.

Most banks require a visit to a branch, and non-residents without an AFM cannot open an account online. Eurobank offers remote applications for international customers, and a representative with a power of attorney can also open an account for you.

The documents banks typically ask for include:

  • passport and AFM
  • proof of address in your home country
  • proof of a mobile number
  • proof of income, such as payslips or bank statements
  • a recent tax return

Requirements differ between banks; ask your bank for its current list before you apply.

In what order

  1. Sign a power of attorney, if you will use a representative.
  2. Get your AFM and your Taxisnet access code.
  3. Open a bank account.
  4. Start the legal checks on the property.
