Intracom, Dimand and AVAX set out Greek property pipelines

Three listed Greek groups set out their property pipelines between 25 September and 1 October 2026. They range from Intracom’s €100 million venture at The Ellinikon to Dimand’s 16 projects valued at €2.2 billion.

Intracom moves into real estate

Intracom Holdings is partnering with Ten Brinke on a €100 million development at The Ellinikon, buying and developing two plots. Through Intracom Ventures it also holds a stake in Project VORIA in Maroussi, a €380 million casino and hotel complex due to open in May 2028.

The group owns 33% of Athens Beach Club, which is renovating Voula’s Second Beach in an investment of more than €15 million, due for completion in May 2027. In the Cyclades, it is developing the Koufonisia Hotel & Resort, which combines a hotel with residential units, with €9.5 million of financing. On Mykonos, a subsidiary has designed a 125-room staff hotel in Ano Mera.

Dimand’s €2.2 billion portfolio

Dimand runs 16 projects across Greece valued at €2.2 billion, covering offices, logistics, homes and hotels. Its first-half 2026 revenue was €66 million.

Two projects of about €400 million each lead the pipeline. One converts a former US military base at Gournes, Crete, into a tourism development with 1,614 beds; it has received environmental approval from the Crete regional authority. The other, Cambas Gardens in Pallini, is an office campus now entering the permitting stage.

AVAX: homes in Philothei and island projects

AVAX Development has outlined €165 million of gross asset value in Greece and Cyprus. Plans include a residential scheme on the former Ionian School site in Philothei, three projects in Chania, and projects on Astypalaia and Koufonisia. The group raised its seven-year bond facility ceiling from €300 million to €480 million.

What it means for buyers

Much of this pipeline is hotels, offices and logistics, not homes for sale. The residential elements, at The Ellinikon, Philothei and Koufonisia, add new-build supply in areas popular with foreign buyers. Prices and unit numbers for these schemes have not been published.

What happens next

Project VORIA is scheduled to open in May 2028 and the Voula beach project in May 2027. Cambas Gardens still needs its permits.
