Greece’s tax authority, AADE, now fills in a property’s Cadastre code automatically on the E9 property return after a sale, gift or parental gift. Two decisions dated 1 October 2026 took effect on publication in the Government Gazette on 7 October.
The E9 is the list of Greek property each owner holds. It is the basis for the annual property tax (ENFIA), and AADE says owners resident abroad must file it just as Greek residents do.
What changes
Decision A.1201/2026 covers sales. When the transfer tax return is filed through AADE’s myPROPERTY platform, the property’s National Cadastre code (KAEK) is copied from that return into the E9 of every party to the deal.
Decision A.1203/2026 does the same for gifts and parental gifts (γονική παροχή) filed through myPROPERTY. Both were signed by AADE governor Georgios Pitsilis and published in Government Gazette issue B’ 6051 of 7 October 2026.
The E9 itself was already created automatically for transactions filed in myPROPERTY. According to AADE, the buyer and the seller are notified by email. Until now, the Cadastre code was not among the fields carried over. AADE says the aim is cleaner data in its property register and fewer duplicate entries.
What it means for buyers
For a buyer abroad, this removes one manual step after completion and one common source of mismatch between tax and Cadastre records. Those mismatches are what Greece’s planned unified property hub is meant to fix.
Automatic does not mean checked. The code is copied from the transfer or gift return, so an error there passes into the E9. Owners should open their E9 in myAADE after completion and compare the KAEK and square metres with the Cadastre extract. Where the E9 is not created automatically, AADE’s rule still applies: file it by 31 March of the year after the purchase or change.
Buyers should confirm how this applies to them with a Greek lawyer or accountant.
What happens next
The decisions apply to transactions filed through myPROPERTY from 7 October 2026. ENFIA is calculated on property held on 1 January, so purchases completed this year feed into the 2027 bill. Our guide to ENFIA for non-resident owners explains how that bill is built.
