Riviera Tower Athens: Greece's First Residential Skyscraper

Riviera Tower Athens is a 200-metre, 50-storey residential tower at the Ellinikon, designed by Foster + Partners for Lamda Development and Greece’s first skyscraper of its kind. All of its roughly 170 apartments were pre-sold for more than €600 million in total. The frame reached full height in the first half of 2026, and the developer expects the tower to be ready by the end of 2027.

What is Riviera Tower Athens?

Riviera Tower Athens is a 200-metre, 50-storey residential tower on the coast at the Ellinikon, the former Athens airport site. It is Greece’s first residential skyscraper and, at full height, the tallest building in the country. Lamda Development is the developer.

Foster + Partners designed the tower, which Lamda Development describes as the first green residential skyscraper in Greece and the tallest seaside building in the Mediterranean. It stands on the Coastal Front of the Ellinikon project, next to Agios Kosmas Marina and the Riviera Galleria shopping centre. Lamda’s 2021 masterplan presentation called it the Marina Tower.

All apartments were sold before completion. The Riviera Tower Ellinikon homes can now change hands only as resales, once owners decide to sell.

The apartment count differs between official sources: 170 in Lamda’s June 2025 article, 173 on the current project website and 169 on the main contractor’s page. Unit mergers or splits during sales may explain the gap. We use “about 170”.

Construction status and Riviera Tower completion date

The structure is complete and work has moved to the interior. Lamda executives said in October 2026 that the tower would be ready by the end of 2027. Lamda has not published a handover date for individual apartments.

  • In March 2026 the tower reached the 44th floor. This milestone triggered collection of a contractual payment of about €60 million, according to Lamda’s Q1 2026 results.
  • By the first quarter results in July 2026, the tower had reached the 50th floor and its full 200 m height.
  • On the H1 2026 results call on 17 September 2026, management said the tower was about 70% complete and that most of its costs had already been incurred.

Lamda also said the tower’s profit margin is below target, mainly because building costs rose after the apartments were sold. That is a matter for the developer’s shareholders, not for buyers with signed contracts. It does show that fixed-price, pre-sold projects carry cost risk for the developer.

Older dates are out of date. The main contractor’s page still shows delivery in 2026. Lamda’s Annual Report 2025 schedules the whole of phase one for 2027 to 2028.

Riviera Tower prices and sales status

Lamda Development has not published Riviera Tower prices per apartment or per m². The only official sales figure is the total: more than €600 million for about 170 apartments, all pre-sold, as Lamda stated in June 2025.

Simple division gives an average of more than €3.5 million per apartment. This is our arithmetic, not a Lamda figure. Apartment sizes and floors vary widely, so the average says little about any one unit.

  • New sales: none. The official Ellinikon Riviera page lists the tower as sold out.
  • Resales: any apartment offered now is a resale or a transfer of a pre-sale position by an existing buyer. Price is set by the seller.
  • Average for other Ellinikon homes: Lamda executives said in October 2026 that about 1,000 homes had sold at an average of about €1.3 million. That average excludes Riviera Tower and the beachfront villas.

Unofficial price figures for the tower circulate widely. We do not repeat them because Lamda has not confirmed them.

Riviera Tower apartments and amenities

Riviera Tower apartments face the Saronic Gulf, with views that the developer lists as the Athens Riviera, the Acropolis and Sounio. Official materials describe the features below; unit sizes and layouts are not published.

  • Outdoor space: generous balconies, gardens and private pools, per the project website.
  • Smart Living: integrated smart-home and estate services, a feature shared with other Ellinikon homes.
  • Green design: green roofs, natural shading, solar and geothermal energy and balcony water collection. Lamda projects 35% lower energy use and 60% water savings compared with similar buildings.
  • Structure: 111 piles, each 1.5 m wide and 50 m deep, with what Lamda calls the largest continuous concrete pour in Greece.
  • Setting: next to The Ellinikon Park, the Coastal Front promenade, Riviera Galleria (due to open in the second half of 2027) and Agios Kosmas Marina.

Riviera Tower Golden Visa: does an apartment qualify?

A Riviera Tower apartment can qualify for the Greek Golden Visa if it costs at least €800,000 and has at least 120 m² of main living space. Both tests apply because the Ellinikon is in the Attica Region, under Law 5100/2024.

  1. Price test. €800,000 or more for a single property. The official Ellinikon FAQ confirms this minimum. Given the average above, most apartments pass on price.
  2. Size test. At least 120 m² of main areas. Balconies, storage rooms and parking do not count as main areas. Check the floor plan in the title deed.
  3. Completed purchase. The permit rests on a notarial purchase contract and full payment. If you take over a pre-sale contract before completion, ask a Greek lawyer whether it supports an application at that stage.
  4. No short-term letting. A Golden Visa property cannot be let on short-term rental platforms.

See our Greece Golden Visa guide for the full process and residence permits for renewals and family members.

Service charges and running costs

Lamda Development has not published service charges for Riviera Tower. A tower with concierge-style services, lifts, shared pools and smart-building systems will cost more to run than a standard Athens block, but no official figure exists.

Ask the seller for the latest common-charges budget and the estate management agreement. Annual property tax (ENFIA) also applies; see ENFIA for non-resident owners.

Riviera Tower compared with other Ellinikon homes

Riviera Tower is the highest-priced and most vertical product at the Ellinikon. Most other homes are low-rise, and some are still for sale.

What to check before buying a Riviera Tower resale

With the developer sold out, a buyer today deals with an existing owner. The checks are those of an off-plan resale until the tower is finished, and of a standard resale afterwards.

  1. What is being sold. Before completion, it is usually a transfer of the seller’s contract with the developer. Confirm that the developer allows the transfer and on what terms.
  2. Payments made and due. Get written proof of instalments paid and the balance still owed to the developer.
  3. Main area in m². Needed for the Golden Visa 120 m² test and for tax values.
  4. Taxes. A resale of a completed home normally pays transfer tax of 3.09%. A draft bill would raise the rate for buyers who are not EU/EEA tax residents from 1 July 2027. It is a draft, not law; see our report.
  5. Running costs and any restrictions on letting in the building rules.

Our off-plan checks for Athens and costs of buying in Greece cover each step. For prices in the surrounding suburbs, see Athens Riviera prices.

Frequently asked questions

How tall is Riviera Tower in Athens?

Riviera Tower is 200 metres tall with 50 floors, according to Lamda Development. It reached its full height in the first half of 2026, making it the tallest building in Greece. Foster + Partners designed it, and Lamda describes it as Greece’s first green residential skyscraper and the tallest seaside building in the Mediterranean.

How many apartments are in Riviera Tower?

About 170. Lamda Development gave 170 apartments in June 2025. The official project website now shows 173 residences, and the main contractor’s page shows 169. The differences may come from units merged or split during sales. All apartments were sold before completion, so any apartment offered today is a resale by an existing owner.

How much does an apartment in Riviera Tower cost?

Lamda Development has not published prices per apartment or per m². It reported total pre-sales of more than €600 million for about 170 apartments in June 2025. That implies an average above €3.5 million per apartment, which is our calculation, not an official figure. Resale prices are set by individual owners.

When will Riviera Tower be completed?

Lamda Development executives said in October 2026 that the tower will be ready by the end of 2027. On the H1 2026 results call in September 2026, management said it was about 70% complete. The structural frame reached the 50th floor and its full 200 m height in the first half of 2026. Handover dates per apartment are not published.

Can I still buy an apartment in Riviera Tower?

Not from the developer. The official Ellinikon website lists Riviera Tower as sold out, and Lamda reported it 100% pre-sold in June 2025. You can only buy from an existing owner, either as a transfer of their pre-sale contract before completion, if the developer allows it, or as a normal resale after completion.

Does Riviera Tower qualify for the Greek Golden Visa?

An apartment qualifies if it costs at least €800,000 and has at least 120 m² of main living space, the rules for Attica under Law 5100/2024. Most units pass the price test, but you must check the main area in the title documents. A completed notarial purchase is needed, and the home cannot be let short term. See our Golden Visa guide.

Who designed and built Riviera Tower?

Foster + Partners designed Riviera Tower for Lamda Development. A consortium of Bouygues Bâtiment International and Intrakat, now AKTOR, took over construction in May 2023, and Hill International supervises the works. The tower targets LEED Gold certification and was pre-certified, according to Lamda Development.
