Greece’s tax authority has issued new 2026 property tax (ENFIA) assessments that cut the bill by 50% for 15,689 main homes in small settlements, the Ministry of National Economy and Finance and the Independent Authority for Public Revenue (AADE) said on 17 October 2026.
The reissued bills cover 15,304 individuals. The total reduction is €806,587.66.
Why these owners missed the discount
The 50% cut for main homes in small settlements was already in force for 2026. These owners did not get it in the main ENFIA run for two reasons, according to the release.
- They corrected the electricity supply number of the property in their property return (E9) after the main assessment was issued.
- Their home had not been identified as a main residence when the main assessment was run.
The legal basis is article 17(3) of Law 5219/2025 and AADE decision A.1063/2026.
Which settlements qualify
- Settlements of up to 1,500 residents anywhere in Greece, including the Islands regional unit of Attica. Other settlements in Attica are excluded.
- Settlements of up to 1,700 residents in the Western Macedonia region, the Evros regional unit and the border municipalities of the Central Macedonia, East Macedonia and Thrace, and Epirus regions.
Refunds and where to check
Owners who had already paid will see the difference offset or refunded. AADE expects this to be completed within a week of the announcement. A refund is paid only if a valid IBAN is declared in the AADE registry, through myAADE or the myAADEapp.
The new assessment is in myAADE under the E9/ENFIA application, year 2026, and in the myAADEapp under myWallet. Owners are notified by email and in their AADE message inbox. Questions go to the my1521 service or the 1521 phone line, on working days from 07:00 to 20:00.
What it means for buyers
The cut applies only to a main residence. Most owners who live abroad and keep a Greek home as a second home will not qualify. It matters more to returning members of the diaspora and to people who have moved their life to a Greek village.
The case also shows how small details in the E9 return, such as the electricity supply number, decide whether a discount is applied. Our guide to ENFIA for non-resident owners explains how the bill is built, and our note on the E9 and the Cadastre code covers recent changes to the return. Buyers should confirm how this applies to them with a Greek lawyer or accountant.
