Greece had 34,759 active Golden Visa investor permits at the end of August 2026, according to Ministry of Migration and Asylum data published on 23 September 2026.

Of those permits, 26,690 were initial grants and 8,069 were renewals. A further 66,025 permits were held by investors’ family members. At the end of July, the active investor total stood at 34,278, according to the ministry’s previous release.

Applications level with last August

Investors filed 311 new applications for initial permits in August 2026. That compares with 308 in August 2025, the ministry’s monthly table shows.

August was the quietest month of 2026 so far. July recorded 526 new applications, the highest monthly figure in the 13-month series. In total, 3,426 initial applications were filed between January and August 2026, against 7,021 in the whole of 2025 and 9,372 in 2024.

The slowdown follows the higher investment thresholds now in force: €800,000 in Attica, Thessaloniki and larger islands, €400,000 elsewhere and €250,000 for conversions to residential use.

Backlog: 7,686 investor files pending

The ministry lists 7,686 pending investor applications, plus 20,995 pending applications from family members. Attica accounts for 5,571 of the investor files, about 72% of the total.

Most pending files are recent. Of the 7,686, 3,336 were filed in 2026 and 2,134 in 2025. Another 1,957 date from 2024, and 259 from 2022 and 2023 combined.

The ministry issued 1,397 permit decisions in July 2026, the peak month in its table, and 270 in August.

What it means for buyers

Demand has dropped sharply from its 2024 peak but has held between about 300 and 530 new applications a month in 2026. Applicants in Attica face the largest queue, with more than 1,900 pending investor files lodged there in 2026 alone. Files from outside Attica make up a much smaller share of the backlog.

What happens next

The ministry publishes these figures monthly. The September 2026 data had not been released at the time of writing.
