The number of homes listed for rent in Athens fell by 9.5% to 26.9% in the year to the third quarter of 2026, depending on size, according to listings data from xe.gr. Large homes saw the steepest drop.
The figures compare listings at the end of September 2026 with the same point in 2025. They measure homes advertised, not homes let or sold, and prices are asking prices, not final deal prices.
Fewer flats to rent
Rental listings for Athens homes of up to 80 m² fell 9.5% to 10,169. Listings for 81–120 m² homes fell 11.9% to 2,863, and for homes over 120 m² they fell 26.9% to 643.
Asking rents in Athens rose between 5% and 7.3%, depending on size. The squeeze was sharper in some northern suburbs. In Marousi, rental listings fell 38.4% and asking rents rose 10.6%. In Chalandri, listings fell 31.4% and rents rose 13.3%. In Nea Ionia, listings fell 38.6% and rents rose 11.2%.
Thessaloniki moved the other way: rental listings for homes up to 80 m² rose 17.3% to 4,935.
Sale prices: small flats lead
On the sales side, xe.gr’s market trends page shows a split by size in Athens:

Some suburbs rose much faster. Asking prices for homes up to 80 m² rose 35.6% to €4,819 per m² in Kifisia, 25.7% to €3,454 in Nea Ionia and 17.1% to €2,931 in Peristeri. In Glyfada they rose 10.9% to €5,498 per m². In Piraeus, small-flat listings rose 23.1% and asking prices 8.9% to €3,245 per m².
What it means for buyers
For buy-to-let investors, fewer homes on the rental market and rising asking rents point to tight supply for tenants, most of all in suburbs such as Marousi, Chalandri and Nea Ionia. The flip side is entry price: small flats are where Athens asking prices rose fastest. Buyers should compare asking prices with recent sale prices in the same building or street before making an offer.
