Greece will pay its annual tenant rent refund between 25 and 30 November 2026, and payment depends on correct lease details in tax returns. The deadline for corrections expired on 30 September.
The refund is paid automatically from tax return data, with no separate application. For landlords, this links a tenant’s payment to the lease being declared to the tax authority AADE.
How the refund works
The refund equals one-twelfth of the rent paid in 2025. It is capped at €800 for a main residence, plus €50 per child, and at €800 per student for student housing. Income and asset limits apply.
Tenants who entered the wrong landlord tax number, or the wrong lease declaration number, had until midnight on 30 September to file an amended return.
First payments already made
AADE and the Finance Ministry announced on 25 September 2026 that two months’ rent had been refunded to 17,074 teachers, doctors and nurses working in Greece’s regions.
For this group, the lease must be declared to the tax authority by 15 July of the payment year, and the declaration number must appear in the previous year’s tax return. Their annual support is capped at €1,600, plus €100 per dependent child.
What it means for buyers
Owners who buy to let long term in Greece rent to tenants whose refund depends on the lease being declared to AADE with the correct details. A missing or wrong lease declaration can cost the tenant the refund. Buyers should confirm how this applies to them with a Greek lawyer or accountant.
What happens next
The main payment to tenants is due in the last days of November 2026.
