In this guide

Hellenic Rail Estate is leasing a 67,468 m² site at Thessaloniki’s western entrance, close to the port, with a minimum first-year rent of €18,890 a month. Applications closed on 30 September 2026.

The plot is on 26 Oktovriou Street and once hosted the sports ground of the railway workers’ club “Thermaikos”. Hellenic Rail Estate, formerly GAIAOSE, is running the process as an electronic auction.

Lease terms

The initial term is 15 years, with an option to extend by another 15. Rent rises each year in line with the consumer price index, by at least 2%. The participation guarantee is €4,600.

The 30 September deadline was for documents, not the auction itself. The site allows any lawful use under existing zoning. Local reports point to logistics and warehousing as likely, given access from the PATHE motorway and proximity to the port and Pier 6, which is under construction. No development plan has been announced.

The wider west of the city

On 1 October, Deputy Infrastructure Minister Nikos Tachiaos said the next priority for the Thessaloniki metro is an extension to the north-western districts. He said the Flyover elevated road is targeted for completion by May 2027.

Rents in the west remain below the centre. Spitogatos data for August 2026 put asking rents for student-type homes at €8.7/m² in Stavroupoli against €12.9/m² in the city centre. Evosmos recorded a 7.6% annual rise.

What it means for buyers

The lease is aimed at commercial and logistics operators, not home buyers. Its relevance is for the western entrance, where port works, the Flyover and planned metro extensions are all concentrated. The use the winning bidder proposes will add to how that part of the city develops.

What happens next

The date of the electronic auction has not been announced in the sources reviewed.
