Most people who buy a house in Corfu choose between the town, the north-east coast and the quieter west and south. Each part has a different market.
The capital has the Old Town, the Venetian fortresses and year-round services. Housing is mostly flats in older buildings and townhouses. Works in the Old Town are tightly controlled (see below).
Between Nissaki, Kalami, Kouloura, Agios Stefanos Sinion and Kassiopi, the coast faces Albania across a narrow strait. This area has many stone villas and is the most established foreign-buyer market on the island.
Kontokali, Gouvia and Dassia are close to the town and the airport, with a marina at Gouvia. They suit year-round use.
Paleokastritsa, Agios Gordios, Arillas and Agios Stefanos Avliotes have sandy beaches and hillside villages. The west is generally quieter outside summer.
Lefkimmi and the southern villages are the least developed part of the island.
The Old Town of Corfu has been a UNESCO World Heritage site since 2007. The listed area covers 70 hectares, with a 162-hectare buffer zone.
Protection is shared between the Ministry of Culture, the Ministry of the Environment and the Municipality of Corfu under decrees dating from 1980 and 1981, and the antiquities law (Law 3028/2002). In practice, changes to façades, roofs, windows and building volumes need approvals from the heritage and planning authorities. Ask an engineer who works in the Old Town to confirm what is allowed before you agree a price.
Corfu has many old properties, hillside plots and seafront land. Title, planning status and access are the main risks.

Demand follows the tourist season, which the airport figures show is long and growing. No official series publishes general long-term rents for Corfu; the only Spitogatos figure is the €13.4/m² student-home asking rent for Q2 2026. Golden Visa properties may not be let as short-term rentals. See short-term rental rules for 2026 and rental income tax for owners abroad.
Corfu is an island with more than 3,100 residents, so the €800,000 Golden Visa minimum applies under Law 5100/2024. The property must be a single unit with at least 120 m² of main areas.
Conversions of commercial buildings and restorations of listed buildings qualify from €250,000. For smaller islands in the same regional unit, the threshold depends on population, so confirm it with a lawyer. See our Golden Visa guide.
Purchase costs are the same across Greece. Transfer tax on a resale is 3.09%, including the municipal surcharge. A draft bill would raise it for buyers who are not EU/EEA tax residents from 1 July 2027; it is a draft, not law. See our report.
For notary, lawyer and registration costs, read the cost of buying property in Greece or use our buying cost calculator. Owners abroad also pay the annual property tax; see ENFIA for non-resident owners.
