Halkidiki Property: Prices, Areas and Rules for Buyers

Halkidiki property is mainland Greece, so the Golden Visa minimum is €400,000, half the Thessaloniki level. Halkidiki was one of five areas outside Athens and Thessaloniki among the ten most searched by foreign buyers from January to August 2026. Most buyers choose between Kassandra and Sithonia. Spitogatos describes Halkidiki rents as high but publishes no average price for the area in its Q2 2026 release.

The Bank of Greece “other areas” series, which covers places outside Athens, Thessaloniki and the large cities, rose 7.1% year on year in Q2 2026, after 9.6% in 2025. For comparison, central Thessaloniki was listed at €3,056/m² in Q2 2026, Spitogatos data show.

Prices inside Halkidiki vary widely between sea-view villas, holiday flats in resort villages and older homes in the larger towns. Compare like with like on current Spitogatos and xe.gr listings for the exact village. National trends are on our Greece house prices data page.

Foreign demand for Halkidiki

Halkidiki was one of five areas outside Athens and Thessaloniki in the ten most searched by foreign buyers from January to August 2026, Spitogatos data show. The others were the Cyclades, Kavala, Messinia and the Dodecanese.

Buyers from the United States, Germany and the United Kingdom led foreign interest overall. These figures measure searches and enquiries, not completed sales. Read more in foreign demand for Greek homes in 2026.

Where to buy a house in Halkidiki

Most people who buy a house in Halkidiki choose between Kassandra, Sithonia and the western coast. Each has a different character.

Kassandra

The western finger is the closest to Thessaloniki and the most developed. Nea Moudania at its base is a year-round town. Kallithea, Pefkochori, Hanioti and Polychrono are resort villages with many hotels and holiday flats.

Sithonia

The middle finger has a lower building density and more pine forest. Nikiti, Neos Marmaras, Vourvourou and Sarti are the main villages.

Western coast

Nea Kallikrateia, Nea Moudania and Flogita are closer to Thessaloniki and partly used as commuter or year-round homes.

Athos peninsula, outside the monastic state

Ouranoupoli, Ierissos and the island of Ammouliani lie outside Mount Athos and can be bought normally. See the next section for the rules on Athos itself.

Mount Athos restrictions

You cannot buy property on Mount Athos. Under Article 105 of the Greek Constitution, the Athos peninsula beyond the monastic boundary is a self-governed part of Greece divided among 20 monasteries, and its land is exempt from expropriation.

Entry is restricted too. Women may not enter, and men need a special entry permit (diamonitirion). The villages just outside the boundary, such as Ouranoupoli, follow the ordinary rules.

What to check before buying in Halkidiki

Many Halkidiki homes are on the coast or outside town plans. That makes planning and title checks more important than in a city.

  • Coastal zone. The foreshore (aigialos, αιγιαλός) and beach are public under Law 2971/2001 and cannot be built on or sold. Ask your lawyer and engineer to check the officially fixed foreshore line against the plot.
  • Out-of-plan plots. Building outside a town plan (εκτός σχεδίου) generally needs a plot of at least 4,000 m² with frontage on a recognised public road. Court rulings have tightened the road test, and new local urban plans may change the rules from 2027.
  • Forest maps. Check whether the plot appears as forest or woodland on the approved forest maps (δασικοί χάρτες). Forest land has strict limits on building.
  • Cadastre. Confirm the Cadastre record (Κτηματολόγιο) matches the deeds and the boundaries on the ground.
  • Illegal works. Extra rooms, pergolas and pools added without permits are common in holiday homes. See illegal building works in Greece.

Renting out a Halkidiki home

Halkidiki has no freeze on new short-term rental registrations. The national rules apply: registration with the AADE short-term rental registry, a registration number (AMA) on every listing, minimum safety standards and the climate resilience fee.

Demand is seasonal and concentrated in summer. Spitogatos lists Halkidiki among the areas with high asking rents in Q2 2026, though it gives no figure. Golden Visa properties may not be let as short-term rentals. See short-term rental rules for 2026 and rental income tax for owners abroad.

Halkidiki Golden Visa threshold

Halkidiki is on the mainland, so the €400,000 Golden Visa minimum applies. The €800,000 level covers Attica, the Thessaloniki Regional Unit, Mykonos, Santorini and islands with more than 3,100 residents. Halkidiki falls in none of these.

The investment must be in one property with at least 120 m² of main areas. Conversions and listed buildings qualify from €250,000. Details are on our Golden Visa page.

Costs, taxes and getting there

Purchase costs are the same across Greece. Transfer tax on a resale is 3.09%, including the municipal surcharge. A draft bill would raise it for buyers who are not EU/EEA tax residents from 1 July 2027; it is not law. See the cost of buying property in Greece.

Halkidiki is reached through Thessaloniki Airport (SKG), which handled 7,982,798 passengers in 2025, Fraport Greece reports. Nea Moudania is under 60 km by road from the airport, and southern Sithonia well over 100 km. There is no airport in Halkidiki itself.

Frequently asked questions

How much does a house in Halkidiki cost?

No verified average is published. Spitogatos gives no Halkidiki sale price in its Q2 2026 general release, and the Bank of Greece has no Halkidiki index. Its series for areas outside the big cities rose 7.1% in Q2 2026. Prices vary widely by village and sea view, so compare current listings on Spitogatos and xe.gr.

What is the Golden Visa minimum in Halkidiki?

Conversions of commercial buildings and listed-building restorations qualify from €250,000. Golden Visa homes may not be let short term.

Kassandra or Sithonia: which is better for buyers?

It depends on use. Kassandra is closer to Thessaloniki and more developed, with more services in winter. Sithonia has lower building density, more pine forest and quieter villages outside summer. Neither has a published official price average. Visit both in and out of season, and compare listings for similar homes.

Can foreigners buy property on Mount Athos?

No. Under Article 105 of the Greek Constitution, Mount Athos is a self-governed area divided among 20 monasteries, and its land is not available for private purchase. Villages just outside the monastic boundary, such as Ouranoupoli and Ierissos, and the island of Ammouliani can be bought under the normal rules.

Can I rent out my Halkidiki home on Airbnb?

Yes. There is no freeze on new short-term rental registrations in Halkidiki. You must register with AADE, show the registration number (AMA) on listings, meet minimum standards and declare the income. Golden Visa properties are the exception: they may not be used for short-term rentals.

Which airport is closest to Halkidiki?

Thessaloniki Airport (SKG). It handled 7,982,798 passengers in 2025 and has year-round international flights. Nea Moudania, at the base of Kassandra, is under 60 km by road. Southern Sithonia is well over 100 km away, so allow extra time in summer traffic.
