Naxos Property: A Buyer's Guide to the Largest Cycladic Island

Naxos property falls in the €800,000 Golden Visa tier, because the Municipality of Naxos and Small Cyclades has 20,578 residents, well above the 3,100 threshold. Non-EU buyers do not need a border-area permit. The Cyclades averaged €4,063/m² in asking prices in the second quarter of 2026, Spitogatos data show. This guide covers prices, areas, checks, renting out and costs.

Naxos property at a glance

Naxos is the largest island of the Cyclades. It has farming, a year-round town and a tourist season, so it works for both holiday and permanent homes.

The municipality also covers the Small Cyclades, such as Koufonisia, Iraklia, Schinoussa and Donousa. The Golden Visa rule refers to islands with more than 3,100 residents under the latest census, so these small islands may fall in the €400,000 tier. No official list of islands by tier has been published. Confirm with a lawyer. See our Golden Visa hub.

Naxos property prices

Spitogatos did not publish a Naxos average in its Greek islands release of 16 September 2026, but described Naxos asking prices as relatively stable over the year to the second quarter of 2026. The Cyclades average is the best published guide, and it includes much dearer islands.

Area, Q2 2026Average asking priceNote
NaxosNot publishedRelatively stable
Paros€5,263/m²Neighbouring island
Mykonos€7,059/m²Annual fall of 1% to 6%
Cyclades, all€4,063/m²2nd highest area in Greece

The Cyclades sale figure and the asking rent of €14.4/m² a month, the highest in Greece, come from Spitogatos’ national release of 4 August 2026. Asking prices are not sale prices. Beach areas near Chora are dearer than inland villages. National figures are on our Greece house prices page.

Where buyers look for Naxos real estate

Most buyers look at Chora and the west-coast beaches south of it. Mountain villages in the centre are cheaper and quieter.

Chora (Naxos town)

The port town, with the Venetian Kastro, the old town and the Grotta district. It has shops, schools and the island’s health services all year.

West-coast beaches

Agios Georgios, Agios Prokopios, Agia Anna, Plaka, Mikri Vigla and Kastraki run south of Chora. Stelida lies just west of the town. These are the main holiday-home and rental areas.

Villages

Halki, Filoti and Apiranthos in the centre, and Koronos and Apollonas in the north, have stone houses and village life. Roads are long and winding, so check travel times to the port.

What to check before you buy a house in Naxos

Before you buy a house in Naxos, check the title in the Cadastre, the building permit, any land outside the town plan and the water supply. A lawyer and an engineer handle these checks.

Cadastre and title

Check that the seller’s title and boundaries match the entry in the Hellenic Cadastre, including the parcel number (KAEK). Inherited village houses and farmland often have several co-owners. Every co-owner must sign the deed.

Illegal building works

Every deed must attach an engineer certificate confirming there are no unauthorised works, or that they have been legalised (Law 4495/2017, art. 83). Extra rooms, enclosed verandas and pools built without a permit are common in holiday areas. Read illegal building works: what buyers should check.

Coastal zone

The foreshore and beach (aigialos and paralia, αιγιαλός και παραλία) are public property under Law 2971/2001. They cannot be owned or built on, and the line is fixed by an official determination. For a seafront plot, ask the engineer to check whether the line has been drawn and where it runs.

Building outside a town plan

Land outside a town plan (εκτός σχεδίου) can only be built on if it meets minimum size, road access and other rules. These rules have been tightened by recent laws and court rulings. Do not pay for land on the strength of a listing that says it is buildable. Ask an engineer to confirm it in writing.

Water and utilities

Ask how the property is supplied with water, whether it has a tank or a well, and what supply was like last summer. For rural plots, ask the cost of bringing power and water to the site.

Cycladic building rules

Traditional settlements on the Cyclades have rules on height, shape, colour and materials. An extension or a new house must follow them. Ask the engineer what those rules allow for the plot before you agree a price.

Renting out a Naxos property

Yes. A home in Naxos can be let short term if it is registered and meets national standards. The freeze on new registrations covers only central Athens (municipal districts 1, 2 and 3) and the 1st Municipal Community of Thessaloniki, according to the Housing Policy Portal. No island is covered.

  • Registry number. Every short-term let needs a registry number (AMA, ΑΜΑ) from AADE’s Short-Term Stay Property Registry, and each stay must be declared to AADE.
  • Climate resilience fee. Under article 24 of Law 5162/2024, short-term lets pay €8 a night from April to October and €2 from November to March. Detached houses over 80 m² pay €15 and €4.
  • Safety standards. Since 1 October 2025, Law 5170/2025 requires civil liability insurance, fire extinguishers, smoke detectors and a first-aid kit, among other items. Fines start at €5,000.
  • Three or more properties. Owners who let three or more properties short term are treated as a business and charge 13% VAT.
  • Golden Visa homes. A property used for a Golden Visa cannot be let short term. Long-term letting is allowed.

Details are in our short-term rental rules guide. Tax on the income is covered in rental income tax for owners abroad.

Every cost is set out in the real cost of buying property in Greece, and the buying cost calculator works out a total. Owners then pay annual ENFIA property tax (ENFIA for non-resident owners). Capital gains tax on sales by individuals is suspended to 31 December 2026 (capital gains tax guide).

Getting to Naxos

Most people reach Naxos by ferry. Boats run from Piraeus and Rafina, and in summer between Naxos and the other Cyclades.

Naxos has a small airport with domestic flights to Athens. It is run by the Hellenic Civil Aviation Authority, which publishes airport traffic statistics. There are no regular international flights, so most journeys from abroad go through Athens. Winter ferry and flight timetables are much thinner than in summer.

Frequently asked questions

What is the Golden Visa minimum on Naxos?

The minimum on Naxos is €800,000, because the island has more than 3,100 residents under the 2021 census. Under Law 5100/2024 the amount must go into one property with at least 120 m² of main areas. Smaller islands in the same municipality, such as Koufonisia, may fall in the €400,000 tier. Confirm with a lawyer before you commit.

How much does a house cost on Naxos?

Spitogatos did not publish a Naxos-only average for the second quarter of 2026, but described Naxos asking prices as relatively stable over the year. Neighbouring Paros averaged €5,263/m² and the Cyclades as a whole €4,063/m², a figure that includes Mykonos and Santorini. Compare recent sales and the official tax value for any property.

Can foreigners buy property on Naxos?

Yes. Naxos is not a border area under Law 1892/1990, so non-EU buyers do not need the prior permission required on Rhodes or Santorini. You need a Greek tax number (AFM), usually a Greek bank account, and a lawyer to check the title and permits. See how to get a tax number and bank account.

Is Naxos good for living all year?

Naxos has a larger permanent population than most Cycladic islands, with 20,578 residents in the municipality in 2021, according to ELSTAT. Chora has shops, schools and health services all year. Winter ferries and flights are less frequent, so check links to Athens. For moving to Greece, see our moving to Greece guide.

Can I rent out a house on Naxos to tourists?

Yes, if the home is registered with AADE and has a registry number (AMA), meets the safety standards in force since October 2025, and declares every stay. Guests pay the climate resilience fee of €8 a night from April to October. Naxos is not covered by the freeze on new registrations. A Golden Visa home cannot be let short term.
